Common Roofing Problems: How to Address Them

Last week, we discussed tips on how to extend the lifespan of your home's roof. Let's dive further into identifying common roofing problems and how to address them to ensure the durability of your home's hero.

A leaking roof is one of the most evident examples of roofing issues. Causes for a leak in your home can vary, including missing shingles, deteriorated flashing around chimneys and vents, improperly installed skylights, or even something as simple as cracked caulking. The best solution for a leaking roof is to assess where the leak is coming from and address the underlying issue. Once the source is identified, repairs should be made as quickly as possible to prevent further damage. Weather plays a significant role in the strength of the roof; missing shingles are typically the result of that, as well as aging or improperly installed products. Solutions for such a situation include replacing the missing shingles with new ones that match the existing roof material, securing loose shingles with specialized adhesive or roofing cement, and exploring options for new roofing materials such as impact-resistant shingles or a durable metal roof.

Damaged flashing is another common roofing issue. Flashing is used to prevent water intrusion and seal joints. Deterioration of the sealant over time causes further damage to the roof and the interior of your home. This is one of the easier issues to fix in the roofing business. A way to prevent a visit from your roofers is to regularly inspect your home, prevent the risk of leaking, and ensure the installation is done properly to prevent water infiltration. While leaking is a common issue in roofing, ponding water is as well. Ponding water is the formation of puddles on the surface of your roof and is caused by inadequate drainage, blocked gutters, or sagging areas. Ways to solve these problems include clearing your gutters of debris and installing additional drains to prevent pulling. A few bigger solutions to this problem include adjusting the slope of your roof to facilitate drainage or possibly considering applying a reflective coating that will minimize water retention and reduce heat absorption. Improper roofing ventilation is another common issue seen in homes. Inadequate ventilation leads to moisture buildup in the attic, which causes mold growth, deterioration of roofing materials, and decreased energy efficiency.

Although you as a homeowner can address minor roof issues yourself, it is important to understand when to seek professional help. Regular professional inspection and maintenance are recommended to prolong the lifespan of your home's roof.
